What commercial waterproofing covers — and who we do it for

Commercial waterproofing is the set of membranes, coatings and detail work that keeps liquid water out of a building's below-grade and horizontal surfaces, and keeps bulk water and air out of the walls above grade. On a Raleigh commercial project that usually means foundation walls, elevator pits, planters and podium decks below grade, and a continuous fluid-applied air and water-resistive barrier above it.

We are an ABAA Accredited Contractor with trained, registered installers — a credential very few contractors in this market hold, and the one that matters when an architect has specified a tested air barrier assembly rather than "a weather barrier."

We have been sealing buildings in the Triangle since 2003, starting in crawl spaces and foundations and moving up into full commercial envelopes. The same crews that seal a 40,000 sq ft foundation understand why the detail at the grade transition is the one that leaks.

Waterproofing systems we install

Different assemblies solve different water problems. The right system depends on whether the water is hydrostatic, gravity-driven or wind-driven, what the geotechnical report says about the water table, and whether the wall encloses finished space.

Below-grade waterproofing

Positive-side fluid-applied and sheet membranes on foundation walls, elevator pits, planters and podium slabs. Where the wall will hold back saturated Piedmont clay, this is the assembly that decides whether the finished basement stays dry.

Fluid-applied air & vapor barriers

Seamless, spray- or roller-applied air and water-resistive barriers on above-grade sheathing, detailed at every transition, penetration and rough opening. This is the ABAA scope and the one most often installed wrong by a crew that has not been trained to it.

Dampproofing

Asphaltic or polymer dampproofing where the spec calls for moisture resistance rather than a full hydrostatic-rated membrane. Cheaper than waterproofing, and appropriate only where the geotechnical report says it is.

Under-slab vapor barriers

Sealed under-slab vapor retarders installed and detailed at penetrations and perimeters, so slab moisture does not fail the flooring adhesive eighteen months after turnover.

Commercial crawl space encapsulation

The work we started doing in 2003, applied to commercial buildings — schools, churches, restaurants and older office stock across the Triangle that sit on vented crawl spaces and push that moisture straight into the occupied floor above.

The leak is almost always at the transition

On most commercial projects the below-grade waterproofing and the above-grade air barrier are bought from two different subcontractors, on two different schedules, under two different warranties. The membrane stops somewhere near grade. The air barrier starts somewhere near grade. Nobody owns the eight inches in between.

That joint is where water gets in, and it is the single most common envelope failure we are called back to look at on other people's work. Because Live Green installs both the below-grade waterproofing and the above-grade air and vapor barrier, that transition is one crew, one detail, one responsible party — along with the spray foam or batt insulation that goes in behind it.

It is also faster. One mobilization, one submittal package, one point of contact for the superintendent instead of three subs pointing at each other in the Monday meeting.

Commercial waterproofing questions

What is the difference between waterproofing and dampproofing?

Dampproofing resists soil moisture and water vapor. Waterproofing resists liquid water under hydrostatic pressure. If the water table can rise against the wall, or the wall encloses occupied or finished space, the spec should call for waterproofing. Dampproofing is cheaper and is appropriate only where the geotechnical report and the code official agree it is enough.

What does ABAA accreditation actually mean?

The Air Barrier Association of America accredits contractor companies and separately trains and registers individual installers. An accredited contractor has a documented quality program and audited field work. When an architect specifies an ABAA-compliant installation, an untrained crew cannot legitimately deliver it. Live Green Inc. is an ABAA Accredited Contractor.

Can you waterproof a foundation that is already backfilled?

Sometimes, but it is always more expensive and usually less effective. Positive-side waterproofing has to go on the wet face of the wall, which means excavating back down to the footing. Where excavation is impossible, negative-side and injection repairs exist, but they manage water rather than exclude it. The honest answer is that waterproofing is cheap during construction and expensive afterward.

Do you install air barriers and insulation on the same contract?

Yes, and that is usually the reason to hire us. We install below-grade waterproofing, fluid-applied air and vapor barriers, spray foam and batt insulation. Buying the whole envelope from one subcontractor removes the transition detail that two separate subs each assume the other is covering.

What do you need from us to price a project?

Architectural drawings, the relevant specification sections, the wall sections and details, and the project schedule. If there is a geotechnical report with a water table depth, send that too. We take off against the actual documents rather than pricing by the square foot.
